Our teams were recently interviewed for an article published on Le Matin.ch focusing on a key issue for co-owners: planning for major works.
This is a topic that forms part of our day-to-day work: whether it’s the roof, façade, heating system, lift or energy-efficiency refurbishment, major works on a building must be planned several years in advance.
1. Assessing the condition of the building
The first step is to ascertain the condition of the building and its fixtures and fittings. Which components are reaching the end of their service life? What works will need to be considered in the coming years? Regular monitoring enables these needs to be identified early enough to avoid having to carry out work at short notice.
2. Plan the works
Medium- and long-term planning then enables you to prioritise the works and draw up a provisional schedule. This plan can be adapted over time in line with changes to the building’s condition, costs or the co-ownership association’s priorities.
3. Arranging funding
Funding must be planned for just as carefully as the works themselves. A renovation fund enables the necessary resources for future works to be built up gradually. The earlier the works are identified, the more time the owners’ association has to adjust its contributions and prepare its budget.
4. Explore the various solutions
For major projects, particularly those involving energy-efficiency refurbishment or heating systems, several solutions may be considered. Assessments, technical studies and quotes enable the options to be compared and a decision based on concrete information to be presented to the co-owners.
5. Support the co-owners
Once the project has been prepared, the property manager plays a vital role in coordinating the various contractors and in preparing the co-ownership’s decisions.
