On October 14, 2026, the Geneva State Council approved two local neighborhood development plans for the Communaux d’Ambilly area in Thônex. This second phase of Belle-Terre marks a major milestone for the Comptoir Immobilier Group and all stakeholders involved.

Commited partners

Refined through years of work and consultation, this project is the result of a collaborative effort led by the State of Geneva, the City of Thônex, Batima (Suisse) SA, and Comptoir d’Investissements Immobiliers.

A growing neighborhood

Following the successful completion of the first phase in 2021, which delivered 670 homes, retail spaces, a school campus, and a large tree-lined pedestrian avenue, Belle-Terre will continue its development from 2032 with approximately 1,000 additional homes.

These new residences will be distributed across eight building complexes ranging from 4 to 9 stories, each designed by a different architect. The program also includes a municipal daycare center, community spaces, and the expansion of the Belle-Terre school.

Housing for everyone

This second phase brings together the City of Thônex, Batima (Suisse) SA, Comptoir d’Investissements Immobiliers, CPEG, and a consortium of housing cooperatives.

“Housing cooperatives will benefit from approximately 15% of the development rights,” explains Yannos Ioannides, Head of Major Projects and Cooperatives at the Comptoir Immobilier Group.

The housing mix will include:

  • Condominiums (PPE)
  • ZD-LOC rental housing
  • Subsidized housing (LUP HBM and HM)
  • Cooperative housing
  • A supported-living residence for senior citizens

A neighborhood designed for the future

Landscaped inner courtyards, preserved natural ground areas, sustainable mobility solutions, and active ground-floor spaces are at the heart of the project.

A third development phase is planned for around 2036. Once completed, Belle-Terre will comprise nearly 2,600 homes and accommodate approximately 6,500 residents.
