This is an important real estate project imagined around the former hotel A “La Marenda” which will give a new dynamic to the resort of Grimentz. The project has been the subject of a neighborhood plan in force to date and various applications for building permits, with several sectors:
The project was developed in the spirit of the resort of Grimentz with the aim of perfect integration into the architecture of the village, which has managed to preserve its authenticity. This point was highly appreciated by the local authorities. The strong symbols of the village, such as the white cellars in the village of Grimentz (built in 1850) are taken up in the architectural elements of the hotel in particular. The appearance of the chalets developed is based on the techniques of the old chalets. The Hameau des Bains project will thus allow a new dynamic for the resort while preserving its authenticity.
Its strength lies in its programming to develop and energize the resort as well as its exceptional location in the village and its unobstructed views of the mountains. The aim is to offer a diversification of activities with the creation of thermal baths and to reinforce the attractiveness of the resort, in particular with the creation of hotel residences which will allow to increase the capacity of reception, currently reduced to a few rooms. The baths project will also allow the creation of jobs in the resort of Grimentz, this social component is very important for us in the framework of our project developments just like the ecological dimension which will be strongly taken into account.
CI Conseils first participated in the acquisition of the project by conducting detailed appraisals and market analyses to master its potential. Then, CI Conseils accompanied the development to obtain the building permits for certain sub-parts such as the car park, the Baths, the hotel and the Courtarée residences. This work was accompanied by market studies, carried out with specialised agents for the baths, in order to resize and rethink the project in terms of size and strategy, as it had been initiated in 2000 when the market was in a different dynamic. It was indeed necessary to develop an offer not similar to what currently exists in Valais (Val d’Illiez, Loeche les Bains). Today, specialists assist us in setting up business plans to improve profitability with a view to marketing. The other departments of Comptoir Immobilier will then take care of the marketing.
