Property management, a discreet yet essential profession

Once considered a technical back-office function, property management now plays a pivotal role in improving our living environments and preserving our built portfolio. Firmly rooted in French-speaking Switzerland, CI Gérance stands as a committed leader in this dynamic evolution. With over 20 billion Swiss francs in real estate assets under management and 690 million Swiss francs in rental income, CI Gérance integrates sustainability and resident well-being into its daily operations.

We sit down with Juan Munoz, Director General of Property Management for the Comptoir Immobilier Group

How has the role of the property manager evolved?
The role of the manager has undergone a profound transformation. We are no longer just managing apartments or rental yields; we are active participants in the life of the buildings themselves. Owners expect transparent, proactive management that is focused on sustainability. Tenants, for their part, seek a high-quality environment, human connection and a willingness to listen. Today, property management faces broader challenges at the heart of building culture: enhancing existing heritage, improving energy efficiency and strengthening social ties.

To what extent can we automate without losing the essence of the profession?
Digital technology has improved access to information and facilitated communication. Our My-Immo platform enables owners to monitor the evolution of their portfolio; meanwhile, MonEspaceImmo.ch allows tenants to manage numerous procedures online. Nevertheless, property management remains a deeply human endeavour. Nothing can replace mediation in the event of disputes or the support provided to vulnerable individuals. Technology is a tool; relationships remain the core value.

Has sustainability become an absolute necessity?
Indeed. We champion energy-efficient refurbishments, consumption optimisation and environmentally friendly materials amongst our client-owners. We believe that sustainability is a profound duty, both to our architectural heritage and to future generations. We also empower our concierges to act as ambassadors for this transition: implementing mindful resource management, fostering resident awareness, waste sorting, and energy conservation. Furthermore, sustainability is rooted in social cohesion; a building where residents live in harmony ages with far greater grace.

Can we truly say that property management lies at the heart of our architectural culture?
Precisely, as it ensures a seamless continuity between a building’s past, its current use, and its future legacy. Beyond mere technicalities, it fosters the conditions for a better collective life, nurturing the relationships between owners, residents, concierges, local authorities, and artisans. The true quality of a space is measured not only by its architecture, but by the life lived within its walls.

What does it mean to you to be part of the Groupe Comptoir Immobilier?
It is a source of genuine pride. Comptoir Immobilier remains a family-owned enterprise where enduring bonds have been forged over the decades. I would like to express my sincere gratitude for the trust placed in us and the shared values we uphold. Here, our roles are truly valued, and we benefit from continuous professional development.
