X.C. : The Vaud Riviera is a niche, highly desirable market where the charming landscape is seamlessly married to an exceptionally high-quality selection of properties. Which properties are the most soughtafter? Waterfront estates or properties offering sweeping vistas of Lake Geneva and the Alps. Yet, the hillside idyll also entices those who wish to live in the countryside while remaining within easy reach of urban centres.
H.R. : The Riviera encompasses several tourist communes recognised by the LFAIE (Federal Act on the Acquisition of Immovable Property by Persons Abroad), which permits certain non-resident foreign buyers to acquire a secondary residence here.

What is the profile of a typical purchaser?
X.C. : Our clientele is remarkably diverse, spanning a broad social and geographical spectrum. The market attracts both local residents and international buyers with a variety of different profiles, all of whom are seeking a range of different properties, from studios to prestigious estates.
H.R. : While the influx of Russian and Middle Eastern clients has slowed down somewhat, demand remains strong among Europeans, notably the British and the French, who are attracted by the high quality of life and the market’s long-term stability.

What challenges lie ahead for the property market in the coming years?
H.R. : Following the vote on rental value, renovation projects are expected to continue at pace until 2028, after which they are likely to slow down. However, the impending end of maintenance cost deductibility may dampen investment, even though the property portfolio, much of which is historic, requires significant energy efficiency upgrades.

X.C. : We are observing that buyers are becoming increasingly discerning about the energy efficiency of buildings, insulation standards, and property renovation funds (PPE) for flats. Today, the sustainability of the built environment has become a central concern, driven by prevailing political shifts.
